Urgent Maintenance Procedures

The following issues are classified as urgent repairs under the Residential Tenancies Act and should be reported immediately via the Tenant App:

  • Burst hot water system
  • Blocked or broken toilet
  • Serious roof leak
  • Gas leak
  • Dangerous electrical fault
  • Flooding or major water damage
  • Severe storm or fire damage
  • Failure or breakdown of essential services (e.g. hot water, cooking, heating, or laundry appliances)
  • Loss or failure of gas, electricity, or water supply
  • Any issue that makes the property unsafe or insecure
  • Faulty appliances, fixtures, or fittings causing significant water wastage
  • Serious faults with lifts or staircases (if applicable)

 

How to Report Urgent Repairs:
Please lodge all urgent repair requests through the Tenant App.

  • Outside business hours, if the issue is urgent and cannot wait, please contact one of the approved emergency contractors listed in your Tenant Handbook or on the Tenant App.

 

Life-Threatening or Hazardous Situations: 

  • Gas Leaks: ATCO Gas Emergency – 13 13 52 (24/7)
  • Fire, Smoke, or Immediate Danger to Life: Call 000
  • Electrical Emergencies (Fallen Power Lines, Electric Shock): Western Power Emergency – 13 13 51
